Facility Utilization Study - 21 SVS

Rexroad APG has completed a Facility Utilization Study (FUS) for the 21st Services Squadron at Peterson Air Force Base. This project involved the physical survey of facilities with a required tolerance of error of no less than one inch per one hundred feet. The extent of the survey includes the measurement of wall thickness and other non-net space in order to gain an accurate understanding of net to gross square feet ratios within the facilities. The buildings were evaluated for structural integrity and functional adequacy and the occupants are interviewed for verification of the real property records. This survey was used to update or create accurate AutoCAD floor plans which are color coded to indicate the organization of the occupants.

The completed drawing portfolio includes 11x17 inch color coded floor plans with individual roomtags. These attribute blocks display the following data: room number, size in square feet, room use, and zone identifier. This information is summarized for the entire floor of the building in the zone table below the CAD drawing. This table shows net to gross space ratios, individual room occupants to the unit level, and total space occupied by organization to include net square feet and proportional gross square feet. A report for the entire building is displayed on the opposing page of the 11x17 floor plan drawing to allow for simple comparison to the facility schematic. This report is generated from a customized Access database that is included with the deliverable. The database contains all real property inventory data as it is maintained on the installation.

The report generated for the drawing portfolio shows the same information as gathered from the on-site survey directly below this information to quickly elucidate exceptions. The report also includes surveyor comments as to the general status of the building and any structural/functional problems. The final deliverables for this project include a plan to resolve all space imbalances of the 21st Services Squadron. Recommendations were made for consolidation of personnel to promote efficiency and new construction to replace substandard inadequate facilities. This plan includes all justifications and phased implementation to ensure a smooth and quick transition for this organization into a more cohesive and productive unit.
