Area Development Plan - Schriever Air Force Base

Rexroad APG completed an Area Development Plan (ADP) for the area of Schriever Air Force Base (AFB) bounded by Enoch Road on the east, Irwin Road on the south, and Blue Road to the north and the western boundary of the base. There is currently no developed infrastructure or plan for this area. Schriever AFB’s concept for this area to become a “campus” of mission non–operational buildings. Rexroad APG will create development alternatives to include building arrangement, parking, traffic access, and dining facilities.

Impetus for this project is spurred by two factors including the need to provide the expansion of one of the tenant organizations and the larger goal of relocating all mission related but non-restricted area (RA) functions from the RA. The RA is a highly secure area within the larger installation which currently houses several non-operational functions. The security protocol of entering and exiting the area makes everyday working situation slow and encumbered. Once removed from the RA the functions requiring this level of security will have ample space for expansion.

The plan will serve as a design and development guide for this part of the installation. It is the primary planning document under the General Plan and will present a guide for the installation's development and layout for the future growth of this area. Also, it will ensure the installation's stewardship of natural and cultural resources and compliance with environmental laws in this portion of the installation. The information and analysis presented in the ADP will rely heavily upon graphical presentation in order to adequately convey the intended design and generate positive interest in the area.

Several meetings were held to identify potential occupants and concerns of all relevant organizations operating from both the installation proper as well as the RA. Design alternatives were generated and presented in a charrette format. Hand sketches and architectural rendering were created during these meetings to enhance communication and visualization of alternatives.
